Sundiego Resort Villa Pattaya is a residential and hospitality development in Jomtien, Pattaya, set within a 9,600 m² coastal site positioned just inland from the shoreline.

Recognised by the Luxury Lifestyle Awards 2026 as Best Luxury Resort Architecture, Thailand, the project occupies a threshold between villa living and resort infrastructure, where spatial organisation is driven by separation rather than concentration.
Formerly known as Lieb Tang Rodfai Villas, the scheme has been delivered in phases, with Phase 1 completed in 2025. This initial stage introduces a limited cluster of villas and hospitality functions, establishing the project’s fundamental condition as a dispersed landscape system.
The development is designed by Mario Kleff and constructed by Wandeegroup Asia Co., Ltd. Rather than forming a compact resort, the scheme distributes built volumes as individual elements embedded within continuous landscape structure, where void, vegetation, and circulation define spatial order.
Within this framework, architecture is not read as a unified mass but as separated components positioned at measured intervals. The masterplan privileges distance as an active design tool, structuring perception through controlled fragmentation rather than aggregation.
Movement through the site follows a non-linear sequence shaped by landscape and spatial gaps. Circulation is embedded within the terrain, producing gradual transitions between built elements instead of direct axial connections. Landscape functions as connective infrastructure rather than background condition.
The villas are constructed using reinforced and prestressed concrete systems, allowing extended spans and reducing internal structural constraints. This enables open-plan interiors with continuous spatial flow and minimal interruption from load-bearing elements.
Large openings and extended terraces project interior space outward, softening the boundary between built volume and exterior environment and reinforcing a continuous relationship with the surrounding landscape.
Phase 1, completed in 2025, delivers five villas alongside the initial hospitality component. The construction process follows a phased logic aligned with the spatial framework of the masterplan, ensuring consistency between design intent and execution.
Located within Jomtien’s coastal corridor, the development sits between beachfront infrastructure and regional transport networks, maintaining a deliberate degree of separation while remaining connected to broader urban systems. The shoreline lies approximately 2.5 km away, with U-Tapao International Airport and regional infrastructure extending accessibility within the Eastern Economic Corridor.
